Will I need planning permission for a garden building in Jersey?
It depends on the size, the height, where it sits on the plot and whether the property is listed or in a protected zone. Jersey planning is handled by the Government of Jersey rather than a UK council, so the rules are their own. We will tell you honestly when a job looks like it needs an application, and we build to what gets approved.
How long does an outbuilding take to build?
A straightforward garden room is typically two to four weeks on site depending on size, base type and finish. Groundwork, weather and lead times on materials all play a part, and you get a realistic programme with the quote rather than an optimistic one.
What about the base?
We handle the base as part of the job, whether that is a slab, a pad and beam arrangement or a ground screw system. The right choice depends on the ground, the fall of the plot and how close you are to the sea.
Do coastal sites need anything different?
Yes. Exposed sites near the coast need treated timber, corrosion-resistant fixings, tighter roof detailing and thought about which face takes the prevailing weather. It costs a little more up front and saves a great deal later.
Can you insulate and line it out?
Yes. Insulation, vapour control, lining, flooring and second fix joinery can all be part of the build, and we will co-ordinate an electrician for power and lighting if you want it wired.
